Just on the day on the govt's announcement (30th August 10) of the new measures on property market in S'pore, we sold our house.. Phew.... what a relief.. the buyer actually tried to negotiate down $20k on the next day on the basis of the new measures, of cos we don't bugged.. Option is exercised on 13th Sep and completion will be on Dec 17th...
Good bye De Paradiso, our 1st moved in nest.. Thanks for serving us so well in these 2years! we are going to miss ur convenience of going to town and office.. and of cos not forgetting the wonderful food around ur vicinity, the famous Bah Ku Teh!
Looking back since 2005, we had bought and sold 5 properties:

2006 - worthington
2007- De Paradiso + joint investment in MBR
2009 - Cote D'azur
and we nearly bought 1 more last month @ Guillermard with my 2 brothers.. Luckily that we are in time to reverse the deal after the announcement and made no payment...
Well.. time to take a break and watch how the housing market going to develop.. There will be quite a number of private properties that are going to be TOP next year, with the increase in supplies, hopefully the price is going to tapered off..

Looking @ the new measures introduced, guess the segment that is going to be most affected would be HDB resale..
After 30th Aug, once u buy a HDB resale, you have to dispose off your private properties, be it in Spore or Overseas and Minimum occupancy of 5 years before u can sell.. Well, with these new rulings, HDB is a prized possession!! Hang on to ur HDB guys, guess it is hard to find such cheap housing in Spore in the future... (we can't even buy HDB resale anymore..)
I am quite sure the HDB resale price is going to come off especially the COV, maybe the effect will be felt next 1st half of the year.. The transactions are already down 25% ever since the announcement.. alright, good news for my 3rd bro then!!

As for private segment, maybe the affected will be the mass market segment since the HDB up-graders are not allowed to buy any private properties after Aug 30th.. So demand might drop.. But on the other hand, those that can't buy HDB due to all the restrictions (as they already owned private properties in Spore or overseas) are left with no choice but to buy private properties.. So the price might not be drastically affected for private segment..
However, if these measures are still not able to "cool" the market, guess they might raise interest rate... and think that will be when everyone feels the real pinch..!! The monthly installments will go up.. hopefully they wont have to do it so soon since US is not going to raise so soon...
Guess Spore govt is only trying to control the HDB resale price, i can't imagine a HDB to be transacted near 1MM!!!! Alright, great job.. At least it is trying to make HDB more affordable and not a segment to speculate..

Property market is so interesting.. think next time when i quit my job as RM, i should consider to be an agent... haha..
